I?ve signed a sole mandate with an agent, but I've decided to cancel the agreement/sale; how do I go about that?

Answer:
A lot depends on your intentions. If you want to cancel the sole mandate because you no longer want to sell the house, then you will not attract any punitive measures. Just put it in writing that you no longer want to sell the property.

If you are unhappy with the way the agent has handled the sale of your property, you may also cancel the sole mandate provided that you list the reasons for doing so.

However, if after you have cancelled your mandate, and a client that the agent introduced to you buys your home, you may be in for a fight.

It is not fair or ethical to cut the agent out because they spent time and money in order to get that client, and should be compensated. They will in all likelihood sue you for the commission.
